Wow, this year has gone by quickly! It seems like yesterday that we were scrapping ice off of our drive ways, battling “good old Wal-Mart” and waiting for our parks to be finished (with exception of one). What a year! Our neighborhood seems to be trucking along in this so called bad market. What can I say; we live in one of the best neighborhoods in town plus one of the only real estate markets in the country that is considered to be doing well.
So far we have experienced more homes for sale this year than we have ever seen. For sellers, this means they have more competition than ever before and buyers are taking notice. Buyer’s have now realized that they are able to negotiate and choose from a huge pool of homes that fit their needs.
Nevertheless, if you plan on Selling don’t let this news rub you the wrong way. If you are planning to stay in the Albuquerque Metro area it doesn’t matter how our market is doing. If you give up a little on the sale of your home you will be gaining the same amount if not more on the purchase of your new home. Think about if we were in a hot market; you would be selling your home at the top of the market for the highest price but also buying your new home at a high price. The only marginal difference you would see in either type of market is if you were downsizing. Downsizing would almost have the reverse effect of upsizing depending on the situation.
Also, for all of you that may be relocating, either for job related or personal choice, these same factors can affect you. For example, if you’re leaving Albuquerque to relocate to California, you’re leaving a good market and arriving in a declining market. In this case, you will benefit from it and more than likely get a really good deal (let’s leave the price differences out of the equation). Therefore, what will it take to sell a property in this market? Marketing, advertising, location, condition and pricing are the main ingredients of getting a home sold within a reasonable time and netting out the most money possible. Without one of these ingredients, sellers may experience a prolonged sale and net out less money at closing.
